IDA Oakfield Business and Technology Park

Oakfield, south-west of Sligo town; Phase 2 enabling-works application area 4.59 ha, within a wider historical 77-acre ground-investigation scope

Reviewed 5 Oct 2026

Site signal

Newly structured bounded land record from older authority evidence, not a new project announcement. Sligo County Council granted conditional permission for Phase 2 access and utility works under 25/60014 on 17 February 2026 after its 15 January decision. IDA then re-tendered the works on 23 July after the first procurement ended without a winner. This establishes an active industrial-land preparation programme, not a data-centre consent or construction start.

Potential import · MVANot published

Retrieve the full 25/60014 grant and conditions, the NIS mitigation schedule, current Phase 2 drawings and the 2024 ground-investigation results. Reconcile those boundaries with current title, IDA allocation/marketing terms and adopted zoning. After that, request evidence of a plot-specific ESB Networks demand route and carrier entries; do not infer capacity from Srananagh or the MAN. Monitor eTenders resource 8706179 after its indicated late-October award fields. No contact made.

Land ownership & development control

IDA Ireland is the planning applicant, contracting authority and public promoter of the completed Oakfield advance building. Those roles establish a credible public-sector allocation interface but not legal title to every parcel, current plot availability or a bilateral off-market control route. The active IDA property promotion means the park cannot be presented as an off-market opportunity.

Grid connection evidence

The permitted works include electrical ducting, but no site-specific demand application, connection point, import MW/MVA, offer, queue position, reserved rights or energisation commitment was found. EirGrid's Srananagh 220 kV works and North-West reinforcements are regional context only; no electrical route from Srananagh to Oakfield has been established.

Constraints & marketing status

Permission 25/60014 covers roads and services over 4.59 ha, not a data centre or a verified net development plot. The adopted plan supports enterprise development at Oakfield, but a data-centre use test, current title/allocation terms and usable parcel boundary remain open. Enet records a Sligo MAN and co-location presence, not an Oakfield handoff, dark-fibre pair or diverse physical routes. Current water capacity, NIS conditions, geotechnical results, grid rights and location-specific hyperscale or AI demand are unverified.

Planning, zoning, fibre & other site checks

Site viability · 10 evidence checks

Documented evidence is scoped to the claim below. It is not a guarantee that a site is developable or available.

Planning & decisions
Documented

Sligo County Council record 25/60014 / 2560014 is finalised: a conditional decision issued on 15 January 2026 and the grant date is 17 February 2026. The permission is for a 4.59 ha Phase 2 access-and-utilities scheme, continuing Phase 1 permission 18/360. It is not a data-centre permission.

Evidence checked 5 Oct 2026
Next evidence needed

Retrieve the complete grant, conditions and any commencement/condition-compliance filings. Keep enabling permission separate from consent for any future occupier or data centre.

Land-use zoning
Documented

The adopted Sligo County Development Plan 2024-2030 implements a regional objective to facilitate a new IDA Business Park at Oakfield and describes Oakfield lands as reserved for future enterprise development. This establishes an enterprise-policy basis, not automatic permission for a data centre.

Evidence checked 5 Oct 2026
Next evidence needed

Overlay the current Phase 2 and prospective development parcels on the adopted Sligo Town zoning map and test data-centre use, intensity, noise and utility infrastructure against the exact land-use matrix.

Grid & import rights
Unverified

The granted Phase 2 scheme includes electrical ducting. No Oakfield demand application, connection point, import MW/MVA, offer, queue position, route rights or energisation commitment was verified. Separate 220 kV works at Srananagh and the North-West reinforcement programme cannot be treated as site power.

Evidence checked 5 Oct 2026
Next evidence needed

Obtain the electrical-services design and a plot-specific ESB Networks/EirGrid demand route. Establish whether any application or rights attach to an allocatable parcel before recording capacity.

Fibre & dark fibre
Partial evidence

Enet identifies Sligo as a Phase 1 Metropolitan Area Network and a co-location location. This is locality-level open-access fibre context only; no Oakfield handoff, available dark-fibre pairs, contractual rights or physically diverse site entries were verified.

Evidence checked 5 Oct 2026
Next evidence needed

Obtain carrier route drawings and quotations for the exact Phase 2 boundary, then test duct ownership, on-site handoff, strand availability and physical diversity rather than carrier count.

Ownership & development control
Partial evidence

IDA Ireland is the planning applicant, contracting authority and public promoter of the Oakfield advance building. Those are strong development-control signals for the industrial park, but current registered title, allocation terms and control of each prospective parcel have not been verified. Active public property promotion blocks an off-market representation.

Evidence checked 5 Oct 2026
Next evidence needed

Reconcile current folios and parcel boundaries with IDA allocation, lease or disposal terms and identify any reserved occupier, easement or state-aid restrictions.

Land, footprint & access
Partial evidence

The current enabling-works permission covers 4.59 ha. A separate 2024 ground-investigation procurement refers to 77 acres. These are different scopes: neither is a verified net available data-centre plot or proof that the full landholding is controlled and serviceable.

Evidence checked 5 Oct 2026
Next evidence needed

Retrieve the Phase 2 red line and 2024 GI drawings/results; reconcile gross holding, infrastructure corridors, drainage basin, access, easements and expansion land to calculate a defensible net developable area.

Flood, ground & environment
Partial evidence

The Phase 2 application required a Natura Impact Statement after screening. The public NIS register confirms the document but the full mitigation schedule and grant conditions were not accessible in this review. No conclusion is extended from the road-and-services scheme to a future campus footprint.

Evidence checked 5 Oct 2026
Next evidence needed

Retrieve the NIS, decision conditions and GI results, then assess ecology, flood, drainage, ground, archaeology and noise against an exact campus test fit.

Water, cooling & heat
Not assessed

Water availability and discharge, cooling technology, peak demand, heat reuse and utility agreements remain to be verified.

Demand & location fit
Not assessed

Customer geography, latency, cloud or exchange nodes and a supported use case need project-specific evidence; national growth alone is insufficient.

Programme & delivery
Partial evidence

Phase 1 is recorded as completed. The first Phase 2 works competition ended with no winner, and a replacement was published on 23 July 2026 with a 12-month duration. The live workspace contains future 28/29 October award/acceptance fields, not a completed award or start.

Evidence checked 5 Oct 2026
Next evidence needed

Recheck the replacement procurement after the late-October milestone; verify contractor, executed award, notice to proceed and actual commencement before showing delivery progress.

Zoning, project permission, a grid agreement and a fibre connection are separate checks. A nearby cable or landing station does not prove service to the boundary, dark-fibre availability or diverse routes.
