Power Reality Check

Scope and terms

These service terms explain what a Power Reality Check covers. The specific site, scope, fee and delivery timing are confirmed in writing before paid work begins.

The service

The seller is Lamelo Commercial Limited, trading through PowerPlotr. The fixed fee is €3,000 excluding VAT for one European data-centre or powered-land site. The deliverables are a written commercial opinion of 8 to 12 pages, an evidence log listing every source used with date accessed and evidence grade, and one 30-minute review call. The fee is invoiced on delivery and payable within 14 days.

The opinion sets out what is evidenced, what remains unverified, which documents or specialist checks are needed next and a go, no-go or proceed-with-conditions commercial view. That view applies to the stated scope, evidence and review date.

Initial review and timing

A request is an enquiry, not an order. We review the available information before confirming suitability, scope and timing. We aim to respond within one working day. Delivery has a target of five working days, with the actual timing confirmed after the initial review.

If the client states in writing within five working days of delivery that the opinion added nothing to the client’s existing knowledge, the fee is waived. Any change to the accepted scope, fee or timing requires written agreement.

Sources and client materials

Work is based on public records and documents that the client is authorised to share. The client warrants that it owns the material or is authorised to share it for this purpose and must identify any sharing restrictions before providing it. Client documents are used only for the engagement and deleted on completion unless the client instructs otherwise. Do not submit confidential or restricted documents through the public enquiry form.

Every material statement is identified as observed, derived or unknown. An observed statement records what a named source states; publication does not make the statement independently verified. Derived statements show their inputs and rule. Conflicts and missing information remain visible.

Sources may be incomplete, historic or changed after review. The evidence log records the review boundary. The assessment does not provide continuous monitoring.

What is outside the scope

This is a preliminary commercial assessment. It does not include engineering design or certification, network modelling, a utility connection study, a title opinion, legal, tax or investment advice, a valuation, an environmental investigation, a physical site inspection or negotiations with owners and network operators.

It does not establish land availability, legal title, transferable or retained connection rights, financeability, policy compliance or a proven energisation date. A published application, offer or capacity claim is assessed for what its evidence supports. It is not treated as proof of a current contractual entitlement.

Where those matters affect the decision, the opinion identifies the document or competent specialist check needed. The client remains responsible for the final decision and for commissioning those checks.

Use of the opinion

The opinion is prepared for the commissioning client’s internal use and the stated decision. It is not a certification or a warranty of future events. Another party should not treat it as an opinion prepared for its own circumstances. Third-party reliance is not permitted. Any proposed republication must be discussed before acceptance of the work.

Independence

PowerPlotr receives no referral fees from due diligence providers and takes no sale commissions. Sponsors are clearly labelled and do not influence assessments or editorial conclusions. Paying for an assessment or a graded listing does not purchase a favourable grade.

Personal information

The privacy notice explains how enquiry details are used and how to request deletion. Only provide personal information needed for the enquiry.
